Staging a Home During the Holidays

As a large portion of my business we Stage hundreds of homes every year. At this time of year with the Holidays approaching I am asked by clients and Realtors what we recommend for Holiday Decorating.

1. First of all let’s start with the outside. I like to see lights outside but kept to specific areas that will make our product shine.

2. A spot light on a beautiful wooden door with a LARGE wreath is fantastic. If there are tall wooden columns flanking the entry showcase them with lights and natural green boughs of Pine. Natural Pine roping can be found at Nursery’s and Christmas tree retailers.

3. I like to stay true to the products age and Architecture. Showcase any Trees you may have with lights. You can either hang lights from low branches and/or Spot Light those tall Evergreens.

4. I like to see all the lights the same color as not to “clutter” the visual affect. White lights are gorgeous, in my opinion, yet will the perspective buyer notice another White Holiday lit home?

5. All Red or All Blue or Green lights perhaps. They need to flatter the selling features and compliment the products color and style.

Warm & Inviting is always a Stagers desire for the exterior of a home for sale. This is the perfect time of year to Stage your product. The idea is to have the Buyer WANT to be there to EXPERIENCE the Holidays.

WOW them with a bold statement done simply.

Consider using the new LED window candles in every window that can be seen from the street. Makes ya just want to go in and be cozy.

Really understanding who it is you are Marketing too is crucial.

1. With Interiors it can be tricky. We Stagers are accustomed to asking our clients to minimize all religious Icons. There are however certain neighborhoods known for their Church, Synagogue, Temple and so on. In my city where we live there is an entire area of town called The Saint Jude’s neighborhood. Having a Nativity scene in this specific neighborhood could be a positive point.

2. I recommend that my clients really discipline themselves to only display a small portion of their decorations.

3. Keeping the product warm & inviting, cheerful and uncluttered should be the goal.

4. A particular home here in my hometown always has their Christmas tree in their beautiful 10 ft. windows. If I were looking in that area and price range… that staged scene of that tree would have me buying in a heartbeat

5.This is the perfect time to have a Dining Room set for a party. This would have the buyer dreaming of perhaps them entertaining their friends and family in that room.
Staging any home is problem solving.

Be particularly careful not to leave decorations up after the New Year. It conveys that you are not “on top of things”. I recommend that an exterior door wreath be replaced with any other shaped decoration for winter such as a basket with cascading greens or a Pear shape. The wreath, circle, shape seen on homes in February will look like a Holiday Wreath.

A fungicide should be the cure for these diseases. However, before applying any fungicide, take some advice from a professional gardener or the concerned personnel. Use alcohol to clean pruners and avoid the spread of diseases.

4 Pruning is very important for the shape and look of your (rose) garden. After cutting down the dead stems, prune the plant by one half until the stems turn white instead of brown color. Create slanted cuts over outer facing buds by five leaflets to encourage development of the roses. In summer season, make sure you cut off the dead roses from your rose garden, not cutting them off in time might cause harm to other roses as well.

5 In winter, rose garden requires less maintenance as compared to the summer season. Don’t fertilize roses during the fall season, as encouraging new growth makes them weaker to face cold.

Ivy For Your Home and Garden

This plant, in some of its varieties, is probably the most popular ornament of the parlor. The ease of culture, its beautiful foliage, its rapid growth, and evergreen character all combine to make it a favorite.

The soil should be a rich loam; the richer the soil the more rapid will be the growth. Yet avoid stimulating manures. Slips root readily, taken off at any leaf joint, and placed either in earth or water; in the latter they will soon throw out roots, and may then be transferred to pots.

The only precaution to be taken in growing ivy is to keep it from frost while in growth and if frozen, to keep the sun away from it, thawing it out with cold water from whatever garden water feature you possess. In summer the plants may be set out of doors, and will make vigorous growth.

There are many species, of which the most common is Hedera Helix, the common twining ivy, a native of Europe, of which there are many varieties. The leaves of these varieties vary quite a bit and many distinctions have been founded on these variations.

There are two very beautiful kinds, the silver and golden, the foliage being beautifully variegated with white and gold. The Tree or Aborescent Ivy is merely a form of the common variety, which is shown by its returning to the primal Aborescent form not infrequently. The leaves are entire, and the plant often, retains its form for years.

H. Roegneriana is a variety with large, heart-shaped leaves, which is much esteemed.

H. digitata, the palmate or hand-shaped Ivy is a pretty variety, of rapid growth; the leaves are small, dark, and veined. This is often called, erroneously, the Irish Ivy.

H. Canariensis is the Irish, or Giant Ivy, the leaves are five-lobed, and larger than those of the common ivy. This type of ivy may not be best for areas where patio statuary is on display since it can grow quite large and overshadow the statues.

Almost all the varieties of nurserymen’s’ catalogs are merely forms of these, with peculiar foliage.

The Golden Ivy is a splendid plant; when the young
leaves come out it resembles a mass of yellow flowers. Ivies are grown in hanging baskets, around windows, made to trail around picture frames and looking glasses; indeed, they may be made decorative in the highest degree.

The plants should always be well supplied with water, though it should never be allowed to stand at the roots. Large plants of the common varieties may be procured inexpensively. The ornamental foliaged varieties are somewhat pricier.

If you have ivy growing out of doors (and it will thrive if you keep the winter’s sun away from it), a pretty effect may be produced by cutting large branches, and keeping them in vases or outdoor fountains of rain water. They will grow well all winter, and planted in spring make nice plants for autumn.

The plant commonly known as German Ivy is not an ivy; the botanical name is Senecio Scandens. It is deservedly popular, from its rapid growth and its freedom from insects. The Coliseum Ivy is a species of Snap-dragon, as may be seen from an examination of the flowers, and a very pretty plant it is; botanically it is Linaria Cymbalaria.

Five-leaved Ivy is the Virginia Creeper or Woodbine (Ampelopsis Virginica), a native of our woods. The Poison Ivy is Rhus Radicans or Rhus Toxicodendron, and not of the same family as any of the above.
